About Downtown Sarasota
Downtown Sarasota is the one part of this coast where the car is optional. Main Street runs from the bayfront east to Payne Park and meets Central Avenue at Five Points, and most of what people move here for sits within a few blocks of that spine: the Opera House, Florida Studio Theatre, the galleries on Palm, the restaurants on Lemon, and on Saturday mornings a farmers market that takes over the street entirely. West of it the waterfront is public rather than private: Island Park and the marina, the Bay Park taking shape north toward the Van Wezel, and the Ringling Causeway leaving from the same edge, which is why a downtown address is a short drive from Lido Beach. The housing splits cleanly in two. The bay-facing towers hold most of the value, several of them new or still rising, and a west-facing line is priced for what it looks at: the causeway, the bay, and the sunset behind Longboat. Behind them are the low-rise pockets that keep downtown from feeling like a wall of glass, Burns Court and Laurel Park above all, where 1920s bungalows on brick streets sell to buyers who wanted the walkability without the tower. Newer mid-rise construction has mostly gone north into the Rosemary District.
